Smoking Policy

Smoking is strictly prohibited in all apartments and common areas of OB44 Apartments.

Guests are kindly requested to smoke only in the designated smoking area located at the entrance. In apartments with a private balcony or terrace, smoking is permitted exclusively on the balcony or terrace.

Check-in & Check-out

Standard check-in: Apartments are available from 15:00 on the day of arrival.
 

Early check-in: Early check-in may be available for an additional fee of €15, subject to availability. Guests wishing to arrive before 15:00 are kindly requested to contact us in advance.

Standard check-out: Guests must vacate their apartment by 10:00 on the day of departure.

​

Late check-out: Guests wishing to request a late check-out are kindly asked to contact us in advance. Late check-out is subject to availability and must be confirmed by the Management or reception.

​

If a guest checks out after 10:00 without prior confirmation, the Apartment House reserves the right to charge a half-day fee.

For check-outs after 15:00, the cost of one additional night may be charged.

Optional Services & Room Requests

The following optional services are available:

• Parking: €10 per night

• Pet fee: €10 per night

• Early check-in: €15, subject to availability
   

Guests wishing to use any of these services must inform us in advance. The applicable fees must be paid at the reception upon arrival.

Guests may also request an apartment with a balcony or a bathtub. Such requests are subject to availability and cannot be guaranteed; however, we will do our best to accommodate each guest’s preference.

Equipment & Keys

• Our apartments are fully equipped. Please ensure that all equipment remains in the apartment and is left in its original condition upon departure.

• Key Card: Please always leave your apartment key at the reception when leaving the building.

Long-Term Stays (30+ Days)

A rental agreement is required for stays of 30 days or longer.

• Cleaning: Weekly cleaning and the replacement of bed linen and towels may be provided, depending on the terms of the individual rental agreement.

• Waste disposal: Guests staying under a rental agreement are responsible for taking their rubbish to the waste storage room located on level -1. Rubbish removal is not included in the cleaning service unless otherwise agreed.

General Rules & Safety

• Energy Saving: When leaving the apartment, please always close the doors and windows. Do not leave electrical appliances, air conditioning, or lights switched on.

• Noise Policy: Please refrain from any behavior or activity that may disturb the peace of other guests in the apartments or common areas, regardless of the time of day.

• Pets: Pets are allowed only with the prior consent of the Management and may be subject to an additional fee.

• Stay at Own Risk: Guests stay in the apartment at their own risk.

 

Services & Billing

• Breakfast: Buffet breakfast is available in the ground floor restaurant between 7:00 – 10:00 for an additional fee. Please inquire at the reception.

• Billing: The accommodation provider reserves the right to settle accounts or issue interim bills at any time.​
   

Liability The Apartment House is not liable for securities, cash, or other valuables kept by the guest or stored in the apartment, in accordance with Section 6:369 (2) of the Civil Code.
